Purchasing commercial space in Spain

When purchasing commercial properties in Spain, note that some commercial spaces will require you to put in windows and doors on the property. In essence you are purchasing the shell of the property, and will have to fit out the inside of the purchased property yourself.

Another option is to purchase the Leasehold of a commercial property rather than the freehold. This will then enable you to make a one off payment to buy the lease on the commercial property, which will include all fixture and fittings. You then continue to pay the landlord of the property a monthly rent, however you can sell on the lease on at anytime that you wish. The landlord of the property does have first refusal on the sale of the Leasehold however.

A lease in Spanish is known as a Traspasorecently renamed to a Cesion.
